As a general contractor, one of our primary goals is to establish strong relationships with subcontractors across all trades. The success of our projects depends on the level of trust and communication between the general contractor and its subcontractors.
Buffalo Builders Project Manager Sheila Price leads the way on all preconstruction activities for our team. Her role is vital to the success of our projects, and she serves as the main point of contact for our subcontractors when a project is in the preconstruction phase. With 25 years of experience, Sheila works to continuously build relationships with our current subcontractors and potential subcontractors.
We sat down with Sheila to discuss the importance of the general contractor – subcontractor relationship, and here is what she shared with us.
Q: Tell me about the Buffalo Builders process for selecting a subcontractor. What are we looking for in a sub?
Sheila: “Upon receipt of a proposal, the first task is to qualify it. We must ensure the scope of work is accurate and meets the project specifications. It would be unfair to both the owner and the subcontractor if we did not conduct a thorough review of proposals to ensure the correct scope of work is provided by our subcontractor.”
Q: What can subcontractors do to have a higher probability of being selected by Buffalo Builders?
Sheila: “Upon receipt of a proposal, the first task is to qualify it. We must ensure the scope of work is accurate and meets the project specifications. It would be unfair to both the owner and the subcontractor if we did not conduct a thorough review of proposals to ensure the correct scope of work is provided by our subcontractor.”
Q: Why is the subcontractor relationship so important to a General Contractor?
Sheila: “The Buffalo Builders Team cannot do what we do without our subcontractors. Our subs make us shine to our owners and developers. They are the driving force to a project maintaining schedule and quality.”
Q: How is the subcontractor relationship prioritized and nurtured at Buffalo Builders versus other General Contractors?
Sheila: “We value fairness, honesty, and transparency at Buffalo. We work together with our subcontractors to resolve conflicts and address any concerns. It’s part of our commitment to create long-term partnerships.”
Q: As we prepare for 2024, how can subcontractors prepare to support us?
Sheila: “2024 is going to be exciting! We have so many projects under development, and the support of our subcontractors will be needed to get these projects within budget, under contract and under construction.”
Q: If you could tell our subcontractors one thing, what would it be?
Sheila: “Thank you, I appreciate you. I know the time it takes to study documents, drawings, specification and prepare a qualified, competitive proposal.”
